Bothell Landing, Bothell Paint & Decorating, and Bothell Former Hertz

Ecology and the City of Bothell propose removing the environmental covenants for these sites in downtown Bothell:

• Tax Parcel 3 (Parcel # 9457200072), the Bothell Paint & Decorating site
• Tax Parcel 4 (Parcel # 9457200015), the Bothell Former Hertz and Bothell Landing sites

The environmental covenants were placed in May 2020 to address remaining groundwater contamination (total petroleum hydrocarbons and arsenic). They prohibit removing or using groundwater from the sites and require that monitoring wells and vapor controls be maintained.

All petroleum-contaminated sources have been removed at both parcels. Groundwater monitoring data collected between 2020 and 2022 shows naturally high arsenic in some groundwater wells, and total petroleum hydrocarbons (TPHs-diesel and heavy oil) are sporadically detected. The sporadic detections are due to degradation products (polar metabolites) of TPHs in groundwater. 

We have determined that neither the naturally occurring arsenic, nor the petroleum degradation products, pose any threat to human health or the environment.

We invite you to review and comment on the decision to release the environmental covenants for Parcel 3 and Parcel 4. We will review and respond to all comments received. If there are no significant comments, we will remove the environmental covenants .
