Proposed removal from the Contaminated Sites List

Background

From 1949 until 1984 the site was a gasoline service station. In 1984, 7 Eleven demolished the service station building and removed the underground storage tanks (USTs). They built a new convenience store, three new USTs, a dispenser island, and a gasoline canopy. In 1989, they closed the gas station and removed the USTs, dispenser island, and canopy. Since 1990, the site has had a Subway sandwich restaurant in the old convenience store building.

Workers removing USTs in 1989 observed petroleum-contaminated soil. Soil and groundwater sampling showed contamination above state cleanup levels. The contamination consisted of gasoline, benzene, toluene, ethylbenzene, and xylene (BTEX). BTEX compounds are colorless flammable liquids found in gasoline. During UST removal, workers excavated contaminated soil and disposed of it off-site. The remaining contaminated soil was treated with a compound used to increase biodegredation and help the contaminants naturally disperse, which works best when the source of the contamination is removed. Regular monitoring is necessary to make sure that the process is working and contaminants are not spreading.

Groundwater monitoring between 1989 and 2020, and soil samples between 2004 and 2015, confirmed that no soil or groundwater contamination remained above state cleanup standards. Ecology has determined the site is no longer a threat to human health and the environment.

What Happens Next?

After the public comment period ends, Ecology will review and respond to comments received during the comment period. Ecology will hold a public meeting if 10 or more people request it. If no changes are necessary, the site will be moved from the Contaminated Sites List to the No Further Action Sites list.
